Rehab Services
In addition to our main list of services, we offer all the detail work that completes projects: Landscaping, tree removal, trim replacement, doors, final cleaning, trim carpentry, appliance removal and installation, cabinets, countertops, and insulation.
Basic Construction serves as your general contractor, meaning we work with investment property and property management investors (no homeowner remodels), who need quick turnaround project completions. We know that a vacant rental is not generating income, and we want to fix that for you. We work with all types of projects including single family, multi-family, and apartments with multiple, simultaneous rehabs.
We handle all phases of the projects, so you don’t need to waste time with multiple contractors. Our partnership teams work with us only, offering excellent work with quick turnaround times. Once a team is assigned your project, they will remain on the job until it is completed — which means no frustrating downtime. Every job is coordinated with the other, from plumbers to electricians and everything in between.
- Rehab cost proposal: Within 48 hours of confirming an on-site appointment, we visit the property to do a walk-through assessment and price out the project.
- Line-item pricing proposal: Two days later we submit a detailed, line-item proposal. The proposal is delineated by exterior and interior. Costs for each room of the home are also listed separately.
- Final proposal: After working through any revisions, we submit the final proposal.
- Rehab contract: At this point we sign the contract, which includes a detailed schedule of the work.
- Construction: Work begins. As an estimate, every $1,000 of scope = one day of work to complete.
- Final cleaning: We thoroughly clean every unit so that it is tenant ready.
Please note: Projects under $50,000 must be fully paid within five days of project completion.
